The typical conditions of the New England winter climate is that weather changes very quickly. All residents and guests are strongly advised that it is your responsibility to use extreme caution at all times when walking and/or driving in the property during the winter. THE PARTRIDGE BERRY HILLS CONDOMINIUM ASSOCIATION, ITS BOARD OF DIRECTORS, HARVARD MANAGEMENT AND RAISANEN LANDSCAPING WILL NOT BE HELD LIABLE FOR INJURIES THAT OCCUR AS A RESULT OF WEATHER CONDITIONS.

CLUBHOUSE
New electronic access cards are being activated Monday January 18, 2010. If you don't already have a card check with Bob Netto or Harvard Management for an application to receive a new access card. Pool keys will not work after Sunday January 17th.
REMODELING BY UNIT OWNERS
The Condominium Documents require that any remodeling, electrical work, and plumbing must be done by qualified, licensed, and insured contractors. Unit owners that perform remodeling in their units or in the common areas are responsible for any damage that they cause.
PARKING RULES
DUMPSTERS - Parking is NOT allowed in front or on either side of the dumpsters. Vehicles parked too close to the sides of the dumpsters, blocking snow removal, will be fined and towed without warning at the vehicle owner's expense.
HEAD IN PARKING - Parking in spaces next to buildings is HEAD-IN parking only to prevent exhaust fumes from entering into living spaces. Violators of this rule are subject to towing without notice at the vehicle owners expense.
HANDICAP PARKING is reserved for vehicles displaying handicap license plates or hanging tags. If you do not have either of these, do not park in the handicap spaces. Violation of this rule will result in immediate towing without notice at the vehicle owners expense.
SECURITY DOORS
Entrance doors to the buildings must not be propped open. EACH ENTRY WAY HAS A SAND BUCKET. THESE ARE NOT TO BE USED TO HOLD OPEN DOORS AND THEY WILL BE REMOVED IF WE SEE THEM USED IN THIS WAY. LET'S KEEP OUR BUILDINGS SECURE, FOR THE SAFETY OF ALL. If you observe anyone propping the security entrance doors open, please note their unit number and send a written complaint to the Board of Directors.
CONTROL OF PETS
NO pet is allowed on the common property unless it is on a leash and attached only to the owner or other responsible individual. Pets must be taken off the mowed lawn areas to relieve themselves. Pet owners are required to pick up after their pets wherever the pets relieve themselves and must dispose of the product in the dumpsters. We are spending a lot of money on the landscaping in order to improve the appearance of the lawns at Partridge Berry Hills. Please control your pets properly so that they do not damage the landscaping and the lawns.
CHRISTMAS TREE DISPOSAL
Residents must deliver trees to the Clubhouse and the open top dumpster for disposal. Do not drag your Christmas Trees through the common area hallways as they will leave pine needles on the carpet. Remove your trees from your unit by placing them on the ground outside your patio. For those on the second floor, gently lower them to the ground and then take them to the Clubhouse. HOLIDAY DECORATIONS SHOULD BE REMOVED FROM THE PATIOS BY JAN 31st.
EMERGENCY CALLS
For calls involving emergencies such as fire, smoke, smell of natural gas, medical emergencies, and disturbance of the peace, violence, vandalism, or criminal acts DIAL 911 AND NOTIFY THE POLICE OR FIRE DEPARTMENT IMMEDIATELY.
HARMONY AND COURTESY
Every resident needs to maintain a cooperative spirit with respect to their neighbors to maintain the peaceful enjoyment of our homes. Be mindful of the Quiet Hours, (after 10PM), and during any time of day that noises are coming from your unit. Turn the volumes down on radios and TVs. Some video games can become quite loud. Sometimes living within the close proximity of a condominium community requires special patience. Please be considerate of your neighbors regarding noise levels in your homes. A little courtesy goes a long way. Thank you!!
MANDATORY ORIENTATION MEETING
It is a mandatory requirement that all new residents must, within two weeks of moving into Partridge Berry Hills Condominium, attend an Orientation Meeting. All new residents must contact Bob Netto at (603) 888-6479 to schedule an Orientation Meeting. There is a mandatory $25.00 Orientation Fee that unit owners are responsible to pay.
VEHICLE TOWING WITHOUT WARNING
As some of you are aware vehicles not moved for snow removal will be towed from the property without warning. Those charges are the responsibility of the vehicle owners and in addition:
Rule Number 19 under Winter Parking Procedures States: "Violation of any one or more of the previous sections of the Vehicle and Parking Rules shall result in the Managing Agent assessing a fine of not less than $50.00 per occurrence for parking in fire lanes, illegal parking on Strawberry Bank Road, and all second violations; and $25.00 for the first offence for all other violations of this policy."
LAUNDRY ROOM ETIQUETTE
Keep the windows closed in the laundry rooms. Everyone pays for the heat in the building through their condo fees or rent.
Do not leave your laundry unattended. Remove your laundry from the machines as soon as the cycles stop. If you spill soap or any laundry products on the machines, please clean it up.
Spills of laundry products on the floors are dangerous as they could cause slip and fall injuries and must be cleaned up immediately. Please cap all of the liquid laundry products containers when you dispose of them. Remember your neighbors want to use the laundry rooms too so leave them clean and neat after you use them.

ATTENTION HOMEOWNERS WHO ARE SELLING THEIR HOMES, LOCKBOXES MAY ONLY BE PLACED ON THE LOCKBOX RAIL LOCATED ON THE REAR WALL OF THE MAIL HOUSE INSTALLED FOR THIS PURPOSE ONLY.
LOCKBOXES PLACED ANYWHERE ELSE ON THE BUILDINGS OR THE PROPERTY WILL BE CUT OFF AND DISPOSED OF.
