WATCH YOUR SPEED THE SPEED LIMIT IS 10 MPH
The children of our community are out on their razors, roller blades, bicycles and other means of rapid transit!! Residents may be out walking or jogging in the streets and parking lots too. Please obey the speed limit and watch out for pedestrians.
SPRING IS HERE!
With the spring season officially upon us, all residents need to remove their winter supplies from the decks, patios, and mulch beds by April 30th. Units with shovels, sand, etc, that are not removed by April 30th will receive violation letters. For the avid gardeners, plastic bags that contain seed, fertilizer, potting soil and any other gardening accessories must not be stored on the decks, patios, mulch beds or anywhere on the common areas outside the units. All gardening tools and supplies must be stored inside the units.
PLEASE CLEAN THE BEDS
Please remove all unauthorized items from the mulch beds. Personal items in the mulch beds such as ornamental fences, flower pots, gardening tools, statues or any type of garden ornaments interfere with the spring cleaning and raking operations.
SCREEN REPAIRS
Window and patio door screens are a homeowner's responsibility to maintain, repair and replace. Units missing screens or have torn screens and patio door screens off the track are subject to fines in accordance with the rules and regulations.

FIRE HYDRANT FLUSHING
May 13th, Wednesday, between 9AM and 3PM all fire hydrants will be flushed. This will cause the water in the community to become red with rust. Before using the water and starting laundry make sure the water is run for a few minutes to clear the lines of rusty, red water.
POOL RULES
Complete rules are posted in the Clubhouse and at the Associations Web site. All Residents and guests of the Pool should be familiar with the Pool Rules. Please remember when using the pool that no one under the age of 16 is allowed to use the pool without adult supervision. Also, do not let anyone into the pool who does not have a key. We have neighboring communities around us and unfortunately, we have experienced problems with non-residents trying to gain access to our pool.
CLUBHOUSE
Spring weather brings many opportunities for residents to utilize the Clubhouse. Make sure you make your reservations well in advance in order to enjoy the benefits of renting the Clubhouse.
REPAIRS BY UNIT OWNERS
Unit owners are not authorized to perform plumbing or electrical repairs without written permission from the Board of Directors. Unit owners are not authorized to operate or repair any plumbing or electrical fixtures in the limited common areas or the common areas without written permission of the Board of Directors.PERSONAL PROPERTY
Please note the following Rules and Regulations and make sure that you are not in violation of any of them:
PATIO USAGE
All snow shovels must be removed from patios and decks by April 30th.
The only items that may be kept on the patio are porch furniture, and plants.
By order of the Local Fire Marshal the use or storage of charcoal grills of propane gas tanks and propane gas grills is not permitted on patios.
All Bicycles, sporting goods, toys, baby carriages and other personal articles and equipment must be kept within the unit.
NO clothes, linens, or other materials shall be hung, shaken or draped from a balcony or railing or otherwise left or placed in such a way as to be exposed to public view.
NO Tires, garden tools, and automotive accessories are to be left on the patios.
HALLWAYS
At no time are shoes or boots, books, magazines, etc. to be left in the hallway of any building.
Shoes left in the hallway will be removed.
Plant and/or flower pots are not to be kept in the halls.
LITTERING
There will be no littering! Paper, cans, bottles, cigarette butts, foods and other trash are to be deposited only in appropriate trash containers.
Under no circumstances are such items to be dropped or left on the grounds or other common areas.
SINK DRAINS- Grease clogs the pipes
Residents are reminded that NO GREASE or OIL is to be poured down the drains.
Run the water while running the garbage disposal.
Put used grease and oil in a container or bag and throw it out in the regular trash.
CONTROL OF PETS
NO pet shall be allowed to defecate or urinate on the Common property. Walk pets to the wood line and pick up after your pet.
Do not place food for animals on the patios, outside unit doors or outside main entrances.
LAUNDRY ROOM
The trash cans in the laundry room are for laundry trash only. Do not dispose of your household trash in these containers.
Do not leave your laundry unattended in the laundry room.
Immediately remove clothes from the machines once the laundry is finished.
No personal items may be left in the laundry rooms or the common areas.
If a machine is not working properly, please call MacGray at 1-800-622-4729. Make sure you know the machine number when calling to report a breakdown.
PARKING REMINDER
Parking in spots close to or adjacent to the buildings must be head in only. Backing into those spots will cause exhaust fumes to enter the buildings especially in the summer when some unit owners open the windows. When parking near the buildings do not pull in too close to the granite curbing as you will obstruct the irrigation sprinkler heads that are located close to these areas.
NEW VEHICLES
Owners of new vehicles must acquire a Partridge Berry Hills Parking Decal for the vehicle immediately. Failure to so will result in the vehicle being towed from the property.
NEW RESIDENTS
If you are a new owner or tenant, you must contact Bob Netto at (603) 888-6479 to schedule a new resident orientation sometime during the first two weeks of your residency.
PAYING YOUR CONDO FEES

When making out checks for your condominium fee payment, be sure to make the check out to Partridge Berry Hills Condominium and indicate the building number and the unit number. |

Please mail checks with coupons to the address listed in the back of the coupon book. There are address labels in the coupon book for your convenience. |

If you choose to drop your check in the Harvard box at the mail hut, please check to make sure you are using the right box. Checks must be put in the Harvard Management box. |

If you own multiple units, please write out separate checks for each unit accompanied by the appropriate coupon for each unit. |
| |
If you send a payment check to the bank with coupons but make out only one check for two or more payments, the bank will not split the amount. |
DELINQUENT ACCOUNTS
The Board of Directors has adopted the following policy regarding owners who are delinquent on their condominium fee payments. Effective immediately, Common area privileges will be withheld. This includes parking privileges, use of the Clubhouse and tennis courts. Vehicles of owners and tenants of the units with delinquent accounts will be towed from the property without further warning.
