BOARD OF DIRECTORS MEETING PROPOSED 2009 BUDGET 3.3% CONDO FEE INCREASE
The next Board of Directors Meeting will be on Tuesday September 16, 2008 at 6:00 PM. The Board of Directors will be presenting the 2009 Proposed Budget for unit owners to review. Unit owners will be invited to comment on the proposed budget.

MAINTENANCE COMMITTEE
The Board of Directors has formed a Maintenance Committee. The Maintenance Committee is an advisory group only and is tasked with bringing suggestions on maintenance issues to the Board of Directors for review and possible resolution by the Board of Directors. The Maintenance Committee meets the first Tuesday of every month at the Clubhouse at 6:00 PM.
HALLOWEEN PARTY
The Annual Halloween Party will be held again this year. Volunteers are needed. As long as there are volunteers, the party is scheduled for Friday October 24th 4-pm to 8pm. Keep an eye out for notices if the party proceeds. If you would like to volunteer to assist with organizing or contributing food, drinks or candy please contact David Stern, Vice-President of the Board of Directors, by leaving your name and telephone number in the Board of Directors Mail Box at the Mail Hut.
2009 ANNUAL MEETING
The 2009 Annual Meeting will be held in October. There are three vacancies up for re-election on the Board of Directors.
If you would like to run for a position on the Board of Directors, you must submit a Petition of Candidacy Form prior to the September BOD Meeting in order to have your name on the Ballot. Forms can be picked up at the Clubhouse or contact Harvard Management.
PATIOS REVISITED WARNING PATIO FIRE DANGER
Remember the only items that are permitted on patios are patio furniture, electric grills and flowers and potted plants. Trash bags, containers of any kind, coolers, cans or bottles, storage cabinets, tools, garden tools, fishing equipment, exercise equipment, bicycles, toys of any kind and any type of non-patio furniture are not permitted on the patios.
No gas or charcoal fired cooking appliances of any kind are permitted on the decks or patios or anywhere on the common areas of Partridge Berry Hills Condominium by order of the State of New Hampshire Fire Marshal.
LAUNDRY ROOMS
Please keep the laundry room areas clean. Do not leave personal items in the laundry area and be sure to cleanup before you leave.
The trash barrels in the laundry rooms are not to be used as trash receptacles for trash from your homes. Report any laundry equipment malfunctions to the Mac-Gray Laundry Co. at (800) 237-7050.
SECURITY DOORS
Building entrance doors must be kept closed at all times for the security of the residents. Do not prop the doors open. Propping the doors open allows strangers into the buildings and damages the doors.
DUMPSTER USAGE
Please be sure to close the dumpster doors after you deposit your trash.
There have been numerous incidents of raccoons, skunks and other animals surprising our residents when they have tried to deposit trash in a Dumpster where the doors were left open and the animals had entered the dumpster in search of food. Thank you very much for your assistance with this issue.
PET RULES REMINDERS
You must pick up after your pet when the pet defecates on the common area lawns. It is a violation of rules if you do not clean up after your pet. Be considerate of your neighbors and the children that play on the lawns.
IRRIGATION SYSTEMS
Irrigation systems have been installed through out the property to water the lawns and shrubs. In some areas the irrigation system comes on and operates during the day. The sprinkler heads will rise above the level of the lawns and spray out water in different patterns. Keep children away from the sprinkler heads. If the heads are kicked or stepped on, they will break or malfunction. A broken head may spray water in the wrong direction and may spray into someone's open door or window.
Park your vehicles at least 12 inches from the granite curbs to avoid covering the heads.
HOUSEKEEPING RULES
Smokers are discarding their cigarette butts outside building entrance doors making for an unsightly mess. If you observe anyone doing this please write a letter to the Board of Directors identifying the person so that the proper violation letter and fine can be sent.
At no time are shoes or boots to be left in the hallway of any building.
Shoes left in the hallway will be discarded.
Plant and/or flower pots, are not to be kept in the halls.
No littering! Paper, cans, bottles, foods and other trash are to be deposited only in appropriate trash containers.

PERSONAL INSURANCE
Homeowners and tenants are encouraged to purchase personal property insurance to protect them in case of a loss. The Association Insurance Policy does not cover any personal property or unit upgrades.
If there is a loss caused by water damage or fire or any other reason the owner and the tenant will not be paid for any loss of personal property. Personal property includes furniture, electronic equipment such as television sets, vcrs, computers, clothing and any other personal property not a permanent part of the unit. For more detailed information on exactly what kind of personal insurance coverage you should have contact our insurance agent Michael Mandravelis at the Tapley Insurance Agency.

Do not press one of the extensions listed above or you will by-pass the emergency connection and are connected with the respective individual's voice mail.
ORIENTATION
As a new Owner/Resident of Partridge Berry Hills Condominiums, you are REQUIRED to attend an orientation within two weeks of occupancy. The orientation sessions are scheduled in the clubhouse at 5:00 p.m. on the first and third Tuesday of the month. There is a $25.00 fee for orientation (make checks payable to Partridge Berry Hills).
Failure to attend orientation will result in a $50.00 fine being assessed to your account.
Please contact Bob Netto (603) 888-6479 immediately to schedule an orientation so as to avoid assessment of non-compliance penalty.
POOL RULES UPDATE
Only Partridge Berry Hills Residents and their guests are permitted to use the pool. Children must be accompanied by an adult. The Clubhouse Monitors may ask to see the identification of anyone in the Clubhouse or pool area for proof of residency. Persons without proper identification will be asked to leave. The pool may only be used during permitted pool use hours. Violation of pool rules will result in the person being asked to leave the pool and clubhouse area.
VEHICLE PARKING RULES
VEHICLES PARKED AT PARTRIDGE BERRY HILLS MUST HAVE A PARTRIDGE BERRY HILLS PARKING DECAL DISPLAYED ON THE REAR WINDOW OF THE VEHICLE.
VISITOR OR GUEST PARKING PLACARDS ARE AVAILABLE FROM HARVARD MANAGEMENT.

Only mobile and operable passenger motor vehicles with current and valid registrations, license plates and inspection stickers may occupy any parking areas within the common area. |

2. |
If a vehicle does not meet these requirements, the Managing Agent will place a dated notice on such an offending vehicle to the effect that it must be brought into compliance with these requirements within five (5) business days, or it will be removed from the property in accordance with the towing policy outlined in this Resolution. |

3. |
Each unit is entitled to a parking space in the common area parking lots. There is no assigned parking. Parking is on a first-come first-served basis. |
|
4. |
No vehicle shall impede the free passage of any vehicle through the common area. |
|
5. |
No vehicle shall impede any maintenance operations. |
|
6. |
No vehicle is allowed to park on or drive over the grass or any other landscaped common property. |
|
7. |
Repair costs for damage to common areas caused by vehicles (i.e. leaking fluids, damaged landscaping, buildings, structures, etc.) shall be assessed to the owner of the unit where the owner of the vehicle causing said damage resides. |

8. |
Motorcycles are required to utilize "kick-stand plates" to prevent damage to the pavement. |
|
9. |
Off-road vehicles (i.e. snowmobiles, dirt bikes, ATV's, etc.) are prohibited from operation or use on the common property. |

10. |
Parking adjacent to the buildings is head in parking only to keep exhaust fumes from entering the unit windows and sliders. |
